background_layout=&#8221;light&#8221; text_orientation=&#8221;left&#8221; use_border_color=&#8221;off&#8221; border_color=&#8221;#ffffff&#8221; border_style=&#8221;solid&#8221; header_font=&#8221;Open Sans||||&#8221; saved_tabs=&#8221;all&#8221;]<\/p>\n<h3><b>How much is that debt?<\/b><\/h3>\n<p>[\/et_pb_text][et_pb_text admin_label=&#8221;Text_B:&#8221; background_layout=&#8221;light&#8221; text_orientation=&#8221;left&#8221; use_border_color=&#8221;off&#8221; border_color=&#8221;#ffffff&#8221; border_style=&#8221;solid&#8221;]<\/p>\n<p><span style=\"font-weight: 400;\">Taking on a lot of debt can be scary, but it\u2019s important to put that debt into perspective.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">Unlike your credit card, the debt you take on to get onto the investment property ladder is considered \u201cgood debt\u201d.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">Why?<\/span><\/p>\n<p><span style=\"font-weight: 400;\">Several reasons.:<\/span><\/p>\n<ul>\n<li style=\"font-weight: 400;\"><span style=\"font-weight: 400;\">The debt is secured by the property<\/span><\/li>\n<li style=\"font-weight: 400;\"><span style=\"font-weight: 400;\">The expenses incurred with owning the property are tax deductible <\/span><\/li>\n<li style=\"font-weight: 400;\"><span style=\"font-weight: 400;\">The investment property increases in value while your tenants pay for the debt and upkeep of the property<\/span><\/li>\n<\/ul>\n<p><span style=\"font-weight: 400;\">When you consider how \u201cgood debt\u201d can help you grow your wealth it will be much easier to accept taking on the necessary leverage to buy an investment property.<\/span><\/p>\n<p>[\/et_pb_text][et_pb_image admin_label=&#8221;Image_384px&#8221; background_layout=&#8221;light&#8221; text_orientation=&#8221;left&#8221; use_border_color=&#8221;off&#8221; border_color=&#8221;#ffffff&#8221; border_style=&#8221;solid&#8221;]<\/p>\n<h4><i><span style=\"font-weight: 400;\">Buy the wrong property<\/span><\/i><\/h4>\n<p><span style=\"font-weight: 400;\">Could you buy the wrong property?<\/span><\/p>\n<p><span style=\"font-weight: 400;\">Sure, but you could also buy the right one!<\/span><\/p>\n<p><span style=\"font-weight: 400;\">Truth is, buying an investment property is fraught with risk, but so is investing in stock, building your own business, or any number of wealth creation strategies.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">To combat this fear you can:<\/span><\/p>\n<ul>\n<li style=\"font-weight: 400;\"><span style=\"font-weight: 400;\">Do your due diligence in the suburb where your investment property is located.<\/span><\/li>\n<li style=\"font-weight: 400;\"><span style=\"font-weight: 400;\">Establish an exit strategy <\/span><b><i>before<\/i><\/b><span style=\"font-weight: 400;\"> you buy so that once your pre-determined parameters are \u201ctriggered\u201d you can make decisions based on your investment strategy, rather than respond to the emotional upheaval that changes can bring.<\/span><\/li>\n<\/ul>\n<p>&nbsp;<\/p>\n<h4><i><span style=\"font-weight: 400;\">Lose my job<\/span><\/i><\/h4>\n<p><span style=\"font-weight: 400;\">Nearly everyone, at some point in their career, has been made redundant.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">While it\u2019s inconvenient, frustrating and perhaps even a bit scary, you can make this fear a lot less powerful by doing the following:<\/span><\/p>\n<ul>\n<li style=\"font-weight: 400;\"><span style=\"font-weight: 400;\">Build up sizeable buffers for each property<\/span><\/li>\n<li style=\"font-weight: 400;\"><span style=\"font-weight: 400;\">Set up an emergency fund for personal expenses<\/span><\/li>\n<\/ul>\n<p><span style=\"font-weight: 400;\">Using tax refunds, bonuses, gifts&#8230;any extra money you can, build up your offset account(s) to cover any potential investment property shortfalls and to pay your personal expenses.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">Even though you should have an exit strategy before buying each investment property, when you have money set aside you gift yourself with time to make good decisions about your financial situation. <\/span><\/p>\n<p><span style=\"font-weight: 400;\">Other strategies you can use to ease your<a href=\"https:\/\/www.trc-gorod.ru\/fear-hurting-wealth-creation-plans\/\"> fear of investing in real estate<\/a> include:<\/span><\/p>\n<ul>\n<li style=\"font-weight: 400;\"><span style=\"font-weight: 400;\">Buying cash flow positive or cash flow neutral property.<\/span><\/li>\n<li style=\"font-weight: 400;\"><span style=\"font-weight: 400;\">Trading your investment property if necessary to shore up your cash reserves.<\/span><\/li>\n<\/ul>\n<p><span style=\"font-weight: 400;\">Whatever your fears, the best way to combat them is to educate yourself and to make plans to minimise any potential negative impacts to your wealth creation strategy.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">Bottom line, there\u2019s nothing wrong with being afraid, but it\u2019s important not to let the fear overwhelm you and prevent you from taking action.<\/span><br \/>\n<strong>If you are interested in discussing similar matters with like-minded property investor people and professional coaches, feel free to join us at<a href=\"https:\/\/trc-gorod.ru\/blog-pin-register\/\"> our next FREE Investor Property Night<\/a>\u00a0near you!<\/strong><\/p>\n<p>[\/et_pb_text][et_pb_divider admin_label=&#8221;Divider: 5px Dotted&#8221;
