Perhaps you\u2019ve never thought of buying investment property as a business, but it is.<\/span><\/p>\nIt\u2019s a way to make money, is it not?<\/span><\/p>\nSo then, if it\u2019s a business you\u2019ve got to pay attention to it, not let it sit and stagnate.<\/span><\/p>\nGranted, investing in property is a long sum game, but that doesn\u2019t mean you ignore your investments…you\u2019ll pay attention to your yields, your expenses…anything and everything that has the potential to have an effect on your profits.<\/span><\/p>\nFor example, you\u2019ll:<\/span><\/p>\n\n- Put together a business plan that includes a detailed investment strategy<\/span><\/li>\n
- Set up generous buffers to meet business expenses (e.g. improvements, repairs, rental vacancies, etc.)<\/span><\/li>\n
- Put together a team of professionals who can help your business grow, such as a good finance planner, a savvy broker and a highly reputable property management company.<\/span><\/li>\n
- Find a way to organise your records<\/span><\/li>\n
- Identify and establish business relationships with a collection of quality tradespeople whom you can call on when necessary.<\/span><\/li>\n<\/ul>\n

- Savings\u200b \u200baccount\u200b \u200bwith\u200b \u200baged\u200b \u200bfunds <\/span><\/li>\n

- A low\u200b \u200bdebt\u200b \u200bto\u200b \u200bincome\u200b \u200bratio\u200b<\/span><\/li>\n<\/ul>\n
Property attributes:<\/i><\/b><\/p>\n\n- Property location (postcode)<\/span><\/li>\n
- Market drivers (suburb yield, economy, population, demographics, etc.)<\/span><\/li>\n
- Value of the property<\/span><\/li>\n
- Dwelling size <\/span><\/li>\n
- Housing density<\/span><\/li>\n
- Exposure (e.g. the lender already has too much capital invested into a particular marketplace)<\/span><\/li>\n<\/ul>\n
Note: If you\u2019re getting lender\u2019s insurance, mortgage insurers must also approve your loan application.<\/span><\/i><\/p>\nFollowing are a few things you can do to improve your ability to obtain leverage. <\/span><\/p>\n\n- Reduce your outstanding \u201cbad\u201d credit. Of course this means any credit card or personal loans you may have, as well as the mortgage on your personal place of residence.<\/span><\/li>\n
- Sell off any underperforming properties and use the funds to beef up your existing buffers.<\/span><\/li>\n
- If you\u2019re not saving regularly, start saving now. Lenders want to see that you\u2019re consistently saving over time.<\/span><\/li>\n<\/ul>\n
